The Short Version
This platform helps you explore Roswell's zoning code and ask questions about it. We collect what you type to make the service work. The AI assistant provides general information, not legal advice.
1. What This Service Is
The Roswell UDC Platform ("Service") is an online tool that lets you:
- Browse and search the Roswell Unified Development Code (zoning regulations)
- Ask questions to an AI assistant about zoning rules
- Look up zoning districts and historic district status for addresses in Roswell, Georgia
The Service is provided to help residents, developers, and city staff understand Roswell's development regulations more easily.
2. User Accounts
Some features require you to sign in with a Google account. When you sign in, we receive:
- Your email address
- Your name (if provided by Google)
- A unique identifier to link your account
You're responsible for keeping your Google account secure. We use Clerk for authentication—we never see or store your password.
3. What We Collect and Why
We collect information to make the Service work:

4. Third-Party Services
To provide certain features, we send data to external services:
- Google Geocoding API – Converts addresses to coordinates for zoning lookups
- Google Gemini AI – Powers the chat assistant (your messages are sent to Google's AI)
- City of Roswell ArcGIS – Provides official zoning and historic district data
- Clerk – Handles sign-in and account security
These services have their own privacy policies. We only share what's needed to make features work.
5. AI Assistant Disclaimer
The AI assistant provides general information only, not legal advice.
While we strive for accuracy, AI can make mistakes or misinterpret regulations. For official interpretations or permit decisions, always consult the City of Roswell Community Development Department directly. Do not rely solely on AI responses for legal, financial, or development decisions.
6. Acceptable Use
Use the Service responsibly. You agree not to:
- Attempt to access accounts or data that isn't yours
- Overload the system with automated requests
- Use the AI assistant to generate harmful, illegal, or misleading content
- Interfere with the Service's operation
- Misrepresent AI-generated content as official city guidance
We may suspend access for violations without prior notice.
7. Content Ownership
The Unified Development Code is a public document created by the City of Roswell. The regulatory text itself is not copyrighted.
Your content (chat messages, questions) remains yours. By using the Service, you grant us permission to process your content as needed to provide the Service.
Our work (website design, AI integrations, software) is owned by the platform operators.
8. Service Availability
We aim to keep the Service available, but we can't guarantee 100% uptime. The Service may be unavailable for maintenance, updates, or due to circumstances beyond our control. We provide the Service "as is" without warranties of any kind.
9. Termination
You can stop using the Service at any time. We may suspend or terminate your access if you violate these terms. Upon termination, your right to use the Service ends, but data we've collected may be retained as described in our practices.
10. Limitation of Liability
To the fullest extent permitted by law, we are not liable for any indirect, incidental, or consequential damages arising from your use of the Service. This includes damages from relying on information provided by the AI assistant. Our total liability is limited to the amount you paid for the Service (which is currently free).
11. Changes to These Terms
We may update these terms from time to time. If we make significant changes, we'll update the date at the top of this page. Continued use of the Service after changes means you accept the new terms.
